Should You Resurface Your Existing Deck or Tear It Down and Rebuild It?

If you have an older wood deck that's starting to show its age, replacing the decking with composite or PVC can sound like the obvious solution.

Keep the existing structure.

Remove the old pressure-treated boards.

Install new low-maintenance decking and railing.

Save some money compared with building an entirely new deck.

Sometimes that's exactly the right solution.

Sometimes it isn't.

At Higher Ground Outdoor Living, one of the most important things we evaluate on a resurfacing project isn't the old decking you're planning to remove.

It's the structure underneath it.

Before investing in new composite or PVC decking that may be designed and warranted for decades, we need to determine whether the existing frame is worth keeping—and whether putting that new material on top of it actually makes financial sense. What Does It Mean to Resurface a Deck?

Deck resurfacing—sometimes called redecking—generally means removing the existing deck boards while preserving some or all of the existing structural frame.

The existing joists, beams, posts and other structural components remain where they're suitable for reuse, while the visible walking surface is replaced with new decking.

Depending on the project, railing, fascia, stairs and other components may also be replaced.

When the existing structure is in good condition, resurfacing can be an excellent option.

You're preserving usable construction instead of tearing it out simply because the decking has reached the end of its useful life.

But resurfacing also means something homeowners sometimes overlook:

We're installing a brand-new finish on an existing structure.

And that existing structure comes with its history, imperfections and remaining service life.

The First Question: Is the Existing Frame Structurally Sound?

Before worrying about colors, decking brands or railing styles, we need to evaluate the structure.

The first thing we're looking for is the overall condition of the existing framing.

Is there rot?

Are joists significantly warped or deteriorated?

What condition are the beams and posts in?

Are there visible structural concerns?

Does the framing appear to have remained sound over its years of exposure to the weather?

If we find significant deterioration or structural conditions that make us uncomfortable with the existing frame, the resurfacing conversation may end there.

Putting expensive new decking over a structure that shouldn't remain in service isn't saving the homeowner money.

It's delaying the project they're eventually going to have to do anyway.

If the frame appears structurally sound, however, then we can continue evaluating whether it's a good candidate for resurfacing.

And that's where things get more complicated.

Structurally Sound Doesn't Necessarily Mean Ready for Composite

A deck can be structurally sound and still have limitations that affect the appearance of new composite or PVC decking.

One of the biggest concerns is whether the tops of the existing joists are in plane.

In simple terms, imagine laying one large flat surface across the tops of all the joists.

Ideally, those joists should create a consistent plane.

But an older deck may have joists that are slightly high, low, crowned, twisted or otherwise uneven.

That matters because composite and PVC decking will tend to follow the framing underneath it.

If one joist is high and the next is low, the new decking can follow those variations.

The finished deck surface may appear wavy even though the new decking itself was installed correctly.

The Existing Wood Decking Can Hide the Problem

Here's where resurfacing gets particularly interesting.

We often can't fully determine whether an existing frame is in plane during the initial inspection.

Many of the decks we evaluate for resurfacing still have their original pressure-treated wood decking installed.

That pressure-treated decking can bridge across imperfections in the framing underneath it.

A joist may be slightly high or low without that variation being particularly obvious when you're looking at or walking across the existing wood surface.

The old decking can essentially hide some of the imperfections in the frame.

Then we remove it.

Now the joists are exposed, and we can see conditions that simply weren't visible before demolition.

That's one reason a resurfacing evaluation has two stages.

Before the Existing Decking Is Removed

We inspect everything reasonably visible and determine whether there are conditions that would immediately make the existing structure a poor candidate for resurfacing.

After the Existing Decking Is Removed

Now we have much better access to the structure.

We can evaluate conditions that the old decking may have concealed and get a much clearer picture of the framing that will actually support the new surface.

This isn't a failure of the initial inspection.

It's simply one of the realities of remodeling an existing structure.

There are things we cannot fully evaluate until we expose them.

Why Does Composite Make Framing Imperfections More Noticeable?

Pressure-treated wood and modern manufactured decking don't necessarily behave the same way across an imperfect frame.

Older pressure-treated decking can be relatively rigid and bridge some variations between joists.

Composite and PVC decking can conform more closely to the structure supporting it.

That means an imperfection that wasn't particularly noticeable with the old pressure-treated decking may become much more apparent after the new decking is installed.

You can spend significant money on beautiful new composite or PVC boards and still end up disappointed with the finished appearance if the structure underneath them isn't suitable.

That's why Higher Ground discusses this possibility with homeowners before beginning a resurfacing project.

We don't want the first conversation about an existing framing problem to happen after the homeowner sees a wave in their brand-new decking.

Can't You Just Plane the Old Joists Flat?

That's a reasonable question.

If a joist is a little high, why not simply plane the top until everything is flat?

With new construction, we have much more control over establishing a consistent framing plane before the decking is installed.

Existing construction is different.

Once the old decking comes off, the tops of the joists commonly contain existing nails, screws, broken fasteners and other metal left behind from years of use and from removing the original decking.

Some of those fasteners may remain embedded in the wood even when they're no longer easily visible.

That can make planing or mechanically removing material from the tops of existing joists impractical and potentially damaging to the tools being used.

There may be individual conditions that can reasonably be corrected.

But homeowners shouldn't go into a resurfacing project assuming that an older frame can simply be planed perfectly flat after demolition.

Sometimes it can't.

And that's one of the limitations that needs to be considered when choosing resurfacing instead of rebuilding.

The Question Isn't Only “Can We Save the Frame?”

Let's assume the old decking is gone.

The frame appears structurally serviceable.

We've evaluated the visible conditions.

Now there's another question we believe homeowners should consider:

How much useful life is left in the structure?

This is where a project can technically qualify for resurfacing while still deserving a larger financial conversation.

Modern manufactured decking can represent a significant long-term investment.

Depending on the manufacturer and product line, residential decking warranties commonly extend for decades. Some products currently carry 25-, 35-, or 50-year coverage, while certain premium products offer even longer product warranties.

That's great.

But the warranty on the new decking doesn't reset the age of the framing underneath it.

Does It Make Sense to Put 25- or 50-Year Decking on a Frame With 5–10 Years Left?

This may be the most important question in the entire resurfacing decision.

Suppose an existing pressure-treated frame is serviceable today.

There's no obvious reason it has to be demolished immediately.

But based on its age and condition, there's a legitimate question about whether the structure has another five or ten years of dependable service—or another several decades.

Now suppose you're considering investing in premium composite or PVC decking designed and warranted for decades.

Does it make sense to install that material on the existing frame?

Maybe.

But it should be an informed decision.

The fact that we can install new decking on an existing frame doesn't automatically mean that's where we believe the homeowner will get the best long-term value.

What Happens If the Frame Needs Replacing Before the Decking Does?

This is where the economics of resurfacing can change.

Imagine investing in high-quality composite or PVC decking today.

Several years later, the old pressure-treated structure underneath it reaches the point where significant structural work or replacement becomes necessary.

The decking may still have years—or decades—of potential service life remaining.

Unfortunately, replacing the structure underneath an existing finished deck isn't as simple as lifting the boards off, swapping out the frame and putting everything back exactly as it was.

Deck boards can be damaged during removal.

Fastening systems can complicate disassembly.

Fascia may need to come off.

Railing can be affected.

Stairs and landings may become part of the work.

And somebody has to pay for all of that labor again.

The homeowner can end up paying once to resurface the old structure and then paying again to access or replace that structure later.

That's when saving money on the original project can become a false economy.

When Does Resurfacing Make Sense?

None of this means Higher Ground is against resurfacing.

We're not.

There are situations where it makes excellent sense.

An existing frame may be relatively young, properly constructed, structurally sound and in good enough condition that replacing it would mean throwing away a perfectly serviceable structure.

In that situation, resurfacing can allow a homeowner to redirect part of the project budget toward better decking, upgraded railing or other improvements.

It can also reduce demolition and the amount of usable construction material being discarded.

That's a win.

The key is that the decision should be based on the condition and expected remaining usefulness of the structure, not simply the fact that leaving it in place makes today's proposal less expensive.

When Does Rebuilding Make More Sense?

Rebuilding becomes increasingly attractive when the existing structure starts requiring too many compromises.

Significant deterioration is an obvious example.

But there are other considerations.

If the framing has substantial irregularities, if we're uncomfortable with its remaining service life, or if correcting and adapting the existing structure begins consuming a significant amount of labor and money, we need to ask whether preserving it is actually creating value.

A rebuild gives us something resurfacing cannot:

control over the structure from the beginning.

We can build the frame for the decking that's actually going on it.

We can establish the framing plane before the decking is installed.

We can design the structure around the current layout, railing, stairs and outdoor living plan rather than inheriting decisions made years ago.

And the age of the structure underneath the new decking begins at the same time as the rest of the project.

That doesn't automatically make rebuilding the correct choice.

But those advantages deserve to be considered when the difference between resurfacing and rebuilding starts getting smaller.

Resurfacing Isn't Just a Cheaper Version of a New Deck

This is probably the biggest idea we want homeowners to take away.

A resurfaced deck and a newly constructed deck are different projects.

With a new deck, we're responsible for creating the structure we're going to finish.

With a resurface, we're inheriting an existing structure.

We're evaluating what can remain, identifying what needs attention and working within conditions created by the original construction and years of exposure.

There can also be unknowns that aren't visible until demolition begins.

That's normal in remodeling work.

The important thing is that those possibilities are discussed before the project starts rather than becoming a surprise afterward.

How Should You Decide?

If you're trying to decide between resurfacing and rebuilding, don't start with:

“Which one is cheaper?”

Start with:

“What do I actually have?”

Then work through the decision.

Is the existing structure sound?

What is its approximate age and condition?

Are there visible signs of deterioration or significant movement?

What can and can't be evaluated before demolition?

Once exposed, is the framing reasonably suitable for the new decking?

How much life do we reasonably expect from the structure compared with the investment going on top of it?

How much work will be required to adapt the existing frame?

And once those costs and compromises are considered, does preserving the frame still create meaningful value?

Those questions lead to a much better decision than simply comparing the initial price of resurfacing with the price of rebuilding.

Frequently Asked Questions About Deck Resurfacing

Can you put composite decking over an existing wood deck frame?

Potentially, yes.

If the existing structure is sound and otherwise suitable for reuse, composite or PVC decking may be installed as part of a resurfacing project.

However, the structure should be evaluated before making that decision, and additional conditions may become visible after the old decking is removed.

How do you know if an old deck frame is still good?

We start by evaluating the visible condition of the framing, including signs of rot, deterioration, warping and other structural concerns.

But an initial inspection has limitations.

Some conditions—particularly the top plane and portions of the framing concealed by the existing decking—may not be fully visible until demolition begins.

Why can a new composite deck look wavy on an old frame?

Composite and PVC boards can conform to high and low points in the framing underneath them.

If the existing joists aren't in a consistent plane, those variations can transfer through the new decking and affect the finished appearance.

The previous pressure-treated decking may have bridged some of those imperfections, making them less obvious before resurfacing.

Can old deck joists simply be planed flat?

Not always.

Existing joists frequently contain nails, screws, broken fasteners or other embedded metal from the original deck and the demolition process.

That can make planing the tops of existing joists impractical. Some individual conditions may be correctable, but homeowners shouldn't assume an older frame can simply be flattened like new framing.

Is resurfacing a deck always cheaper than rebuilding it?

The initial project cost may be lower because some of the existing structure is being reused, but that doesn't automatically make resurfacing the better long-term value.

The condition and remaining life of the frame, the amount of corrective work required and the investment being made in the new decking all need to be considered.

Is it worth putting premium composite decking on an old frame?

It depends on the frame.

If the structure is sound and has substantial useful life remaining, it may make excellent sense.

If the frame is nearing the end of its dependable service life, putting long-life premium decking on top of it deserves careful consideration.

The objective isn't simply to determine whether the new boards can be installed. It's to determine whether the entire investment makes sense.

Can We Resurface Your Deck?

Maybe.

And if resurfacing makes sense, Higher Ground Outdoor Living isn't going to recommend tearing down a good structure simply to make the project larger.

But we're also not interested in putting beautiful new decking over an existing frame without having an honest conversation about what's underneath it.

Sometimes preserving the frame is the smart investment.

Sometimes rebuilding is.

And sometimes we can't know everything until the old decking comes off.

Our job is to evaluate what we can see, explain what we can't see, help you understand the tradeoffs and make a recommendation based on the whole deck—not just the boards on top of it.
